  Why you should consider a

 "Home Inspection"

Realty Executives has discovered that most complaints in the real estate industry come from home buyers after the close of escrow. Most of the complaints are about previously undetected property conditions.  In short, buyers don't like being surprised by hidden defects.

My reputation depends upon your satisfaction and your satisfaction can be increased with a professional home inspection.

I want you to be confident that your roof is in good shape and understand the current condition of major systems and the overall condition of your new home.

Here are five reasons why a home inspection is a smart investment.

bulletBe confident you won't be surprised by major defects.
bulletBe informed about the condition of the property.
bulletLearn how systems and fixtures work and how they should be maintained.
bulletReceive an expert's advise about the feasibility of making upgrades and renovations.
bulletUnderstand the construction and function of mechanical systems and safety features.

The home inspectors checks the condition of major systems of the house including structure's exterior, windows, foundation, roof, garage, electrical, plumbing, heating and air conditioning, evaporative cooler, etc. etc.

If any major problems are discovered with the structure or systems of the home, you will then have the right to either void the contract or allow the Seller to correct those reasonably disapproved items.

It is recommended that the Buyer attend the Home Inspection.  It usually last from about 2 to 3 hours.  This will allow you to ask questions about repairs and maintenance of the home.  Today with the age of computers you are usually given a report on sight.

Cost for home inspections vary but usually cost between $150 to $450 and is the best money you will ever spend.

When the time is right to buy or sell I will give you a pamphlet regarding home inspections and tips on getting the home inspection.
